Motor Vehicles For Your Business: Loans or Leasing?

Thus, one must make sure that it will be suit for the purpose it will be given. Also, the form of financing you choose to pay for it is an important issue. Thus, deciding between obtaining a loan or to lease must be done carefully.

Both financing through loans and leasing have drawbacks and advantages that need to be pondered in order to decide which option is most suitable for the business' situation. Analyzing thoroughly the options that you business has will let you make a conscious decision and save thousands of dollars in the long run either by obtaining a suitable loan or by getting the flexibility leasing provides.

Motor Vehicle Loans

With a motor vehicle loan you purchase the vehicle by using the money obtained from the loan and though the loan may be secured with the vehicle, it still remains your property. Thus, any risks ran by the vehicle will affect you and you alone. However, if the property is affected, the lender's security is also affected.

Motor vehicle loans provide affordable monthly payments that can be higher or lower depending on the loan amount, interest rate and repayment schedule of the loan but can always be negotiated to obtain affordable installments. In the long run, motor vehicle loans are less onerous than financing through leasing programs.

Financing Through A Leasing Contract

Leasing is a combined contract that uses certain loan characteristics and certain rent characteristics too. It is basically a program with which one party rents a vehicle which remains the property of the financial company (that can purchase it from a third party in order to close the leasing contract if it doesn't produce the vehicles) and at the end of a certain period of time, the vehicle's property can be transferred to the other party and the monthly payments can be computed as part of the purchase price. The remaining amount must be paid to the financial institution in order to complete the transfer.

Leasing provides a fair amount of flexibility as the monthly payments can be lower than loan installments and the vehicle remains property of the financial institution which implies less tax pressure. However, the costs in the long run are higher because when the leasing period is finished, in order to get possession of the vehicle you'll need to put a fair amount of money down.

The decision of whether to lease or purchase with a motor vehicle loan is really up to you. You need to ponder the advantages and disadvantages of each alternative and only when you are certain that you'll benefit more from one of them you will be able to decide without having second thoughts later. In order to do so, you'll have to consider all loan and leasing terms and analyze them comparing them to the business' needs. As a final tip, if you'll need to change the vehicle in a short period of time, leasing is the smartest choice, but if you plan to keep it for a long time, a motor vehicle loan will probably be the cheapest and most sensible choice.

A Different Tale of How the West Was Won - "Cattle Country and Back Trail," by Erwin A Thompson

In his cycle of over a dozen Westerns, author Erwin Thompson paints a moral universe in which good, humor, and wit triumph and love unites and conquers all.

Thompson originally started writing Westerns after reading every one he could get his hands on. After this extensive immersion, he decided it would be just as entertaining to write his own. And, so he did. As a gas pipe fitter that couldn't work outside on rainy and snowy days, he found writing in the corner of the locker room during the company's officially declared inclement weather days just about perfect.

I first heard these stories as a child. My father's three children waited eagerly for the next installment to be read in front of the living room fireplace. We thrilled to their characters and plots. Through my father's generosity, we became plot consultants as well as his audience. This training in "What do you think should happen next? What would this character likely do?" was wonderful training for us in our own writing, reading, and just plain living. Grandchildren enjoyed this tradition when their time came. "I always wanted to be a cowboy," my father once told me. In these stories, he rides range as God meant him to.

Recently, we began to revisit this cycle of Westerns when I returned to the homeplace for extended periods to stay with my parents, now 90. We read them as bedtime stories. This time around, I am the reader and my father and mother the listeners. What remains is that all three of us--audience and reader--still thrill to the plots, characters, and turns of phrase in these graceful and compelling books that just seem to get better with age.

These two linked novelettes--Cattle Country, Back Trail --are stories the entire family will enjoy. We are pleased to hand them from our family to yours. The good news, when you get to the last page, is that there are more stories to come in this absorbing cycle that tells a different tale of how the West was won.

Chicken Fajitas With Peaches - The Perfect Summer Recipe

There was a knock on my door the other night. As I looked through my peephole, I saw my neighbor, Jessica, holding a bowling ball size plastic bag of peaches and plums. She and her husband grew up here in West Los Angeles and both sets of parents have fruit trees in their back yard. "We have so much," she told me. "Would you like some?"

Loving summer fruit, I said, "Sure, I'll take a few!"

"Uh...you don't understand. Ben and I have a whole BIG bag of fruit in the house. This is for you, if you'd like them."

You mean this wasn't the BIG bag? I certainly wasn't going to turn her down, so I happily took the fruit. Now, what the heck was I going to DO with all of it? Basically, it's just me and Bobby, my other half. Oh, and my cat, Moe, who, if offered the choice of eating fruit or being snuffled by a German Shepard would seriously have to think about it. Actually, so would Bobby.

This would mean I'd have to eat it or cook it. It just so happened that I had taken out a few chicken breasts to make some fajitas that night. I looked at the ripe peaches. I looked at the fajita ingredients. I looked at the peaches. Why not? I had to change some ingredients to make everything fit, but this is what I came up with. I think the recipe is the perfect combination of refreshing fruit and spicy Mexican flavors. Have fun with it. Try cilantro to the onion mix instead of using the thyme on the chicken, if you'd like. Get creative! I won't mind. Really.

How WordPress Plugins Can Help You Promote Your Blog

WordPress plugins are among the most popular tools that bloggers use today. They extend the functionality of the blog, infusing more features in a matter of seconds (for others, it may take minutes) and simply make a blog more appealing and enjoyable to readers. Instead of overhauling a blog just to accommodate a function that one might like to include in his site, all that he needs to do is to install plugins, and voila, his desired added functionality is now found in his blog. Plugins clearly extend a blog's functionality, and are among the coolest tools available that can help promote one's blog.

There are now different WordPress plugins that were specifically created to help promote a blog. These plugins allow a blogger to optimize his blog and to promote it in ways unimaginable. WordPress plugins make use of social media to help increase the visibility of a blog.

The Digg This button is one famous plugin that can be seen in a majority of blogs today. This button helps the content of the blog to be seen in various social bookmarking sites. This then contributes to a much greater exposure for the blog.

The WP to Twitter plugin is another one that appeals to many bloggers at present. This tweets automatically any new blog posts made on the site. Hence, instead of spending time tweeting new posts, the WP to Twitter plugin will be the one to do it. Of course, this still needs to be installed, but it will be a one-time setup and installation and for as long as it is found on the blog, it will continuously tweet any new posts made.

For comments on the site, the CommentPlus plugin will surely work best! It would allow readers to make comments on an article using their Twitter, Facebook or Google ID. And the good thing about this is that comments of readers are also automatically posted on their own accounts. So there is a big possibility that their friends would see the post, get interested on the topic, and simply click through.

And for those who started to write a blog before promoting it, a special Tweet Old Post plugin can be used. This will automatically go through old posts and tweet them. This results to more exposure for the site and more traffic too.

With these great WordPress plugins available, promoting a blog becomes a cinch. Utilizing these plugins would mean more exposure for a particular blog, but with less effort and more "relaxed" moments for the blogger. All he would do is sit back and relax, and watch as his blog's traffic increases.

What Exactly is Athlete's Foot?

Athlete's foot is a fungal infection of the feet that can spread to other areas such as toenails and the groin. A plant organism called tinea pedis (called tinea cruris when it affects the groin) causes it. It is generally transmitted through exposure to moist areas such as public showers and pools. On the feet, symptoms include redness, itching, swelling, and small blisters. Treatment usually involves an antifungal agent and improved hygiene. Studies have shown that improving hygiene can greatly reduce the risk of contracting athlete's foot, as well as aid in clearing up existing fungal infections of the foot and toenail.

When athlete's foot spreads to the toenail, the resulting nail fungus appears as discoloration and can change in the thickness of the nail. Toenail fungus will turn the nail a yellow or brownish color. Tinea pedis will also create white marks on the nail itself, as well as give off a foul odor. Treatment with an antifungal agent, combined with keeping the affected area clean and dry, will speed the healing process, whether in the foot alone or on toenails. To prevent both the spread of the fungal infection, and to prevent further bacterial infection due to open sores, it is advised that treatment begin as soon as symptoms are noticed.

Two characteristics of athlete's foot are blisters and itching. Excessive scratching can break open blisters and scrape openings in the skin, opening a person to secondary bacterial infection. The use of antiseptic cleansers to clean broken skin during the course of a fungal infection can reduce the risk of secondary infection. Additionally, early treatment of tinea pedis can lessen the scaling and cracked skin associated with fungal infections, thus reducing openings in the skin susceptible to bacteria.

There are numerous over the counter and prescription medications used in the treatment of a variety of fungal infections. However, there are also natural alternatives. Tea tree oil has been shown to relieve the symptoms associated with athlete's foot. Likewise, a compound found in garlic extract known as ajoene, has been used in the treatment of tinea pedis. These natural, green alternatives provide relief and treatment options without the need for harsh chemicals. They also do not contribute to the bacterial resistance often associated with the overuse of prescription antibiotics. Natural alternative treatments, combined with proper hygiene and attentive foot care provides symptom relief, kills fungi, and aids in the prevention of future infection.

The Jewelry Market Never Goes out of Style; even in a Bad Economy

In the post 9/11 economy, things for merchants and retailers have been a little shaky--but not for the many lucky entrepreneurs and businesspersons who earn their livings dealing in the jewelry industry. It seems that diamonds are a girl's best friend, after all; and it seems that pricy, token gems might never see the day when they are declared: "officially out of style."

One of the main secret ingredients to the longevity of the jewelry market is that jewelry, unlike many other things on the market, is not a fickle new consumer product and likewise not a passing fad. Styles over centuries change; this much we know is true. But one coveted centerpiece for the wrist and neckline of virtually every temptress from Helen of Troy and Cleopatra to today's most popular fashion queens is the precious gem, one of natures finest own creations that have been even further perfected by the modern technologies of man. While clothing styles changed and evolved dramatically over time, from the loincloths and togas of our distant past to the poodle skirts and bellbottom jeans of much more recent decades, jewelry is the one and only ornamental element that has survived the weathering, changing times.

A symbol of wealth, beauty, power, and lust; jewelry, in all of its various forms, represents the human psyche, the human will, and even the human spirit. It is as rich as it is luxurious, and it holds a value entirely of its own, a value above the value of money. Of course, every gem does have its price; but remember, jewelry was traded long before the days of proper common monetary exchange--a striking green light to investors and buyers everywhere indicating that jewelry is one of the only goods on the market today that would still have worth, should the economy, as we know it, cease to exist.

In his research, Leon Lazaroff of the Chicago Tribune found that the economic sector devoted to luxury goods, one major category being jewelry, has remained relatively stable and unaffected by recent cutbacks in consumer spending. In today's ever-tightening economy, studies show that people are beginning to buy less and spend less. But in looking at luxury goods retailers such as New York's popularly pricy Tiffany & Co., statistics show that jewelry stores are typically not as economically sensitive as other retail stores.

Such findings might be attributed to the fact that, on the whole, those who are the most active jewelry purchasing customers are also those least likely to feel economic strain. The jewelry industry most often caters to the wealthy, a set of customers who are undeniably less prone to cut back on their jewelry spending just to make up for the rise in gas prices and things of that sort. They can afford to maintain their expensive tastes and habits, without much cause for worry on the status of inflation.

Because the government knows that jewelry spending is still on the rise, they continue to invest in it. The Pak Tribune tells us of Pakistan's recent pledge to achieve $500 million in gem exports to the U.S. by 2010 is yet another a surefire sign that investing experts do not expect the worth of jewelry or the success of the industry to decline at all this decade. The United States' Agency for International Development (USAID) is working on a new initiative to help increase the competitiveness of small and medium-sized Pakistani enterprises. As a result, Pakistan's Gems and Jewelry sector is now ready to claim its rightful place in the US's high-level-export international market loop, and the U.S. is guaranteed a steady supply of quality foreign gems to keep quenching the world's thirst for fine jewelry.

The jewelry industry remains on top, relatively untouched by the unpredictable twists, turns and flux's of the world economy. This is somewhat due to the fact that the lure of our earth's most prized and precious stones seems to not vary with the changes of time and circumstance. It is also due to the fact that jewelry is so often relied upon to uphold so many meaningful cultural traditions that have transcended the ages. Jewelry will always be a part of our social fabric, because it has been so deeply interwoven into our customs and traditions. Marriage proposals are met with diamond rings and bands of gold; a tradition so common to most of human history that it is highly unlikely that it will ever change. In an economy where the influx in gas prices means a decrease in sales for types of larger-model cars, it is at lest reassuring that the jewelry industry won't suffer the same decrease in popularity.

Living Will - Pros, Cons to a Living Will, Free Living Will Forms

Do you have a Living Will? To Living Will or to not to Living Will. These questions lend themselves to more questions: How well do you know and trust your loved ones? How confident are you that they understand your core values and views on what your final wishes are? Are you really sure they will respect the passing comment you made regarding your wishes in the case of terminal illness or vegetative state?

LIVNG WILL: WHAT IS IT?

The answer to these questions can often be resolved with a Living Will. A Living Will is a type of Advance Directive that outlines your treatment wishes should you become terminally ill or fall into a persistent vegetative state. While you have the option of making your Living Will oral or written, it is advised to have a written Will in case you are unable to communicate at the time when the Living Will is to be carried out.

A Living Will outlines to a healthcare professional which services you do and do not want. You can state that you do not want cardiopulmonary resuscitation, or a respirator, but you do want feeding tubes to provide you with necessary nutrition and you want to die at home.

Living Wills are often written in vague terms because you are trying to cover a variety of circumstances which are unknown to you when the Will is drafted. You may choose to sign a more restrictive Living Will, known as Do Not Resuscitate which prohibits the use of cardiopulmonary techniques to keep you alive during cardiac arrest.

It should be noted that unless you are wearing a special identifier such as a bracelet, your Living Will does not apply to the efforts of an Emergency Medical Team (EMT). There has been much debate in the news involving contrasting views on Living Wills, and most people will remember the Terri Schiavo case as an excellent example for debating the issue for drafting a Living Will.

PROS OF A LIVING WILL

A Living Will, as with a standard Will, is a legal document and must be signed in the presence of witnesses and notarized. The importance of having a Living Will is that it clarifies to family and healthcare professionals which treatments you do and do not want if you are unable to speak for yourself. Although the wording in a Living Will is often ambiguous to cover a variety of situations, you might be surprised what can happen without one.

In the absence of a Living Will, most states will elect someone close to you (usually a family member) to make decisions for you. This person (sometimes referred to as the surrogate) may have no idea what your personal beliefs are regarding artificial nutrition and resuscitation, but if you are unable to speak for yourself this individual must act in what they feel is your best interest.

In some states the appointment of this surrogate will only occur when you are determined terminally ill, and all treatments leading up to this diagnosis are up to your doctor who has taken an oath to preserve life. If you have a Living Will you can alleviate indecision in your family by outlining the terms of your treatment.

You are never too young to draft a Living Will, and you may want to consider writing one "just in case". The future can be unpredictable and it is better to be prepared than suffer an accident and leave others to decide your fate, especially if your religious beliefs conflict with artificial medical treatments such as feeding tubes.

CONS TO A LIVING WILL

There are limitations associated with Living Wills. A Living Will is often written in vague terms. What "heroic measures" mean to you may not be the same as what it means to your doctor. Your definition of "heroic measures" might mean that you do not want feeding tubes used to sustain your life if you are unable to eat unassisted, but your doctor may not feel that use of a feeding tube is a "heroic measure".

In addition, a Living Will is often not enacted until a person is deemed terminally ill. Doctors may disagree on when your condition falls into this category, and you may receive treatment which goes against your values as outlined in your Living Will. It is possible to be as specific as you want when drafting your Living Will, but keep in mind that the more specific wording you use, the greater the chance of excluding a wide range of scenarios in which you would want your Living Will applied.

One of the more common downsides to a Living Will is that it is not readily accessible to your healthcare provider. Some people choose to keep their Living Will locked up in a safety deposit box or another secretive location in their home. If you fail to provide your doctor with a copy of your Living Will, and you become unable to communicate, they will treat you as if you never had a Living Will drafted.

FREE LIVING WILL FORMS: HOW TO DRAFT A LIVING WILL?

Although you may be uncomfortable talking to your doctor about drafting a Living Will, your healthcare provider has access to free living will forms which are state specific. The Internet can also be used as a source for finding free living will forms, although it is wise to check with an attorney when using these forms or if you move to a different state to ensure your Living Will is in accordance with state laws.

A Living Will is revocable and you can change your mind at any time. You can obtain new forms from your doctor or attorney and change your mind whenever you want by completing a new free Living Will form. Once you have completed your Living Will it is important to provide a copy to your doctor, a potential surrogate, and other family members so there is no doubt what your final wishes are if or when a situation arises.
